Türkiye'de İnşaat, Demir- Çelik ve Çimento Sektörü: Konut İnşaatında Fiyat Aliyet İlişkisi

Abstract

İnşaat sektörü; Türkiye ekonomisi için en önemli sektörlerinden biri olarak kabul edilmektedir. Gerek sektörün sahip olduğu istihdam hacmi, gerekse de çok sayıda alt sektörü canlı tutabilmesi nedeniyle, inşaat sektörünün ekonomik anlamda çıktısı oldukça yüksektir. Sektörün geleceğini belirleyen en önemli unsurların başında da inşaat fiyatları gelmektedir. Sektörün arz ve talep yapısı, büyük ölçüde girdi fiyatlarına bağlı olarak şekillenmektedir. Sektörde fiyatları etkileyen en önemli girdiler ise çimento ve demir-çelik gelmektedir. Dolayısıyla çimento ve demir-çelik olmaksızın inşaat arzı mümkün olmaması nedeniyle her iki hammaddenin de inşaat fiyatlarını etkilediği düşünülmektedir. Bu çalışmada Türk ekonomisinde: inşaat, demir-çelik ve çimento sektörünün mevcut durumu incelenmiş ve konut sektöründe inşaat fiyat-maliyeti arasındaki ilişki Gri ilişkisel tahmin yöntemi ve Rolling (Dinamik) korelasyon ile analiz edilmiştir. The construction industry is accepted for being one of the most important industries for Turkey's economy. The economic output of the construction sector is quite high because of the volume of employment in the sector and the large number of sub-sectors that are kept alive by it. Construction prices are one of the most important factors determining the future of the sector. The supply and demand structure of the sector is largely shaped by entry prices. Cement, iron and steel are the most important inputs affecting the price in the sector. Therefore, it is believed that both these raw materials affect the construction prices due to the impossibility of construction without cement and iron-steel. In this study, the current situation of construction, iron-steel and cement in the Turkish economy was examined and the relationship between construction price and cost in the housing sector was analyzed with Gray relational estimation method and Rolling (Dynamic) correlation.
